BS3

Blocked drains in

Bedminster & Southville

BS3 is flat, low and densely built, and its drains reflect all three. Long shallow runs behind terraced streets, very little fall to work with, and a lot of extensions built over pipework nobody looked at first.

Local knowledge

What we actually find in Bedminster

Most of BS3 went up between the 1880s and the early 1900s, built quickly and densely for people working in the tobacco, glass and coal trades. The houses are smaller than Clifton’s and closer together than Redland’s, and the drainage was laid to match — long, shallow runs threading behind terraced streets.

Three things about this area shape nearly every job we do here, and none of them apply on the hill.

Flat ground means slow water

Bedminster is low and level. That sounds like an advantage and it isn’t, because drains work on gravity. Where a Clifton run drops sharply enough to scour itself clean, a Bedminster run often has only a few centimetres of fall across its whole length.

Slow water drops what it’s carrying. Silt, grease and grit settle out along the bottom of the pipe instead of being swept through, and the bore narrows from underneath. That’s why blockages here tend to be gradual and repetitive rather than sudden — and why jetting matters more in BS3 than simple rodding ever will. Rodding punches a hole through settled silt. It comes straight back.

“If a Bedminster drain has blocked three times in two years, stop paying to clear it. On this ground that pattern usually means fall, not fat — and that’s a different job.”

— Anthony Lord, Flow Sure Drains

Water arriving from somewhere else

The Malago runs culverted beneath much of Bedminster, and the area sits low relative to the New Cut. In heavy rain, surface water has a long way to travel and not much height to do it with.

The practical result is that gullies matter more here than in most of Bristol. A gully choked with leaf litter and grit copes fine in ordinary weather and then fails completely in a downpour, when it’s most needed. If your drain only ever floods during heavy rain, that’s usually what’s happening — and it’s a clearing job, not a repair.

The extension built over the drain

BS3 has had more rear extensions and kitchen conversions than almost anywhere else in the city, and drainage is frequently the thing nobody checked first.

We regularly find inspection chambers buried beneath new floors, runs built over without proper protection, and new pipework joined into century-old clay with a connection that was never going to hold up. None of it announces itself until something blocks — and by then the access point is under a kitchen island.

If you’re planning work, a survey beforehand costs a fraction of discovering the problem afterwards. If it’s already built, we can nearly always work from another chamber and repair from inside the pipe rather than lifting a floor.

Rear lanes, which for once help

Unusually for Bristol, most Bedminster terraces have a rear service lane. That means we can often get equipment to the back of the property without coming through the house at all — a genuine advantage over Clifton and Redland, where access is nearly always internal.

Where we do need to come through, floors are sheeted and boot covers go on as standard.

Bedminster questions

What people in BS3 ask us

My drain keeps blocking every few months. Why here?

On BS3’s flat ground, recurring blockages are usually about fall rather than what’s going down the sink. Bedminster runs often have only a few centimetres of drop across their whole length, so water moves slowly and drops the silt and grease it’s carrying instead of carrying it away.

Rodding punches a channel through settled silt and it comes straight back. Jetting scours the pipe wall properly. And if it’s happened three times, a survey will show whether the fall itself is the problem — which no amount of clearing will fix.

Yes, and BS3 is where we say that most often. We regularly find inspection chambers buried under new floors, runs built over without protection, and new pipework joined into century-old clay with a connection that was never going to last.

A survey before the slab goes down costs a fraction of finding out afterwards. At minimum, know where the run goes and keep one chamber accessible.

Usually not as bad as it sounds. We can nearly always work from another chamber further along the run, and where a repair is needed it can generally be done from inside the pipe rather than by lifting a floor.

Lifting a new kitchen floor is a genuine last resort, and we’d show you camera footage justifying it before ever suggesting it. More on no-dig repairs.

Because it’s a surface water problem rather than a blockage in the usual sense. Bedminster sits low, the Malago runs culverted beneath much of it, and in a downpour there’s a lot of water and very little height to move it with.

A gully choked with leaf litter and grit copes fine in ordinary weather and then fails exactly when it’s needed. Clearing the gully and the run beyond it usually solves it — and it’s worth doing in autumn rather than in January.

Usually yes, and that’s a real advantage of BS3. Most Bedminster terraces have a rear service lane, so we can often bring equipment to the back directly — unlike Clifton or Redland, where access is nearly always internal.

Where we do need to come through, floors are sheeted and boot covers go on as standard.

Yes. North Street and East Street have a dense run of independent kitchens in former shop units, on flat ground where grease has nowhere to go quickly. That combination makes scheduled jetting considerably cheaper than reactive call-outs.

We invoice, work to purchase orders, and attend before opening. Commercial contracts.

Usually the same day. You’ll be given a realistic arrival window when you call — [2 to 4 hours] in most cases — rather than an optimistic one.

Yes. This page covers BS3 broadly — Bedminster, Southville, Ashton, Ashton Gate and Windmill Hill, plus the Totterdown edge. If your street isn’t in the list above, call anyway.
