Blocked drains in

Bristol city centre & Harbourside

The one part of Bristol where the drains often don’t run downhill. Converted warehouses and basement flats sit below the outfall, so they pump — and a pumped system fails in ways a gravity drain never does.

Local knowledge

What we actually find in the city centre

BS1 breaks most of the rules that apply everywhere else in this city. The buildings are either Victorian industrial converted to residential, or built new in the last twenty-five years. Very little of it is the terraced housing on jointed clay that makes up the rest of our work — and the failures are correspondingly different.

Half of it doesn't drain downhill

The Floating Harbour sits low, and a lot of central Bristol sits lower still relative to where its waste has to go. Converted warehouses with basement and lower-ground flats, and blocks with underground parking, frequently cannot drain by gravity at all. They rely on pumping stations, sump pumps and macerator units to lift waste up to the sewer.

That matters because a pumped system fails differently. A gravity drain gets slower and slower and then blocks. A pump either works or it doesn’t — so the first sign is often no warning at all, then everything backing up at once. Blockages also form differently, because macerators are unforgiving about wipes and anything fibrous in a way an ordinary soil pipe isn’t.

“In a BS1 basement flat the first question isn’t where the blockage is. It’s whether there’s a blockage at all, or whether a pump has simply stopped.”

— Anthony Lord, Flow Sure Drains

We’ll establish which it is. If the run is blocked we clear it. If the fault is mechanical — a failed float switch, a burnt-out pump — that’s usually a job for a pump engineer rather than a drainage company, and we’ll say so rather than charge you to find out slowly.

Restaurants underneath bedrooms

Mixed-use is the norm here. Ground-floor bars and restaurants along the Harbourside, King Street, Baldwin Street and Welsh Back sit directly beneath residential floors, sharing stacks and runs with the flats above.

When a commercial grease line blocks in that arrangement, it isn’t only the restaurant’s problem — it becomes a problem for everyone above them, usually at the least convenient possible hour. It’s the strongest argument for scheduled maintenance anywhere in the city, because the cost of getting it wrong lands on more people than just the business.

The responsibility question, at scale

Everywhere else in Bristol, working out whose drain it is means asking about a handful of properties. In a forty-flat block with commercial units on the ground floor, a freeholder, a managing agent and forty leases, it’s genuinely difficult — and it’s why people here get billed for things that were never theirs.

Tracing the run establishes the physical facts, which is usually the missing piece. Where a run serves multiple properties it may well be a lateral drain and Wessex Water’s responsibility rather than the block’s. The full guide is here, and it’s worth reading before agreeing to any service charge for drainage work

Getting to you

Pedestrianised streets, loading windows, fob access, underground service areas and no parking to speak of. None of it stops us, but all of it is easier planned than discovered.

Tell us when you call how we get in — concierge, key safe, gate code, or which entrance the plant room is behind. For managed blocks we’re happy to work with the agent directly rather than through residents.

 BUILDING STOCK

Three kinds of city centre building

Nothing here behaves like a terraced house, and each of these fails its own way.

Victorian, converted 1990s–2000s

Warehouse conversions

Original industrial drainage retrofitted for residential use, often with lower-ground flats pumping up to the sewer. The oldest pipework in BS1, doing a job it wasn’t built for.

Watch for: lower-ground flats affected before anyone upstairs notices

2000 onward

New-build blocks

Modern pipework and communal stacks, usually sound. The problems are wipes in macerators, and working out who instructs the work between agent, freeholder and forty leaseholders.

Watch for: under ten years old — check the warranty first

Mixed-use, flats above0

Bars & restaurants

Commercial kitchens directly beneath residential floors, sharing stacks. High volume, late hours, and a blockage that affects the whole building rather than one unit.

Watch for: complaints from upstairs before the kitchen notices

What we do here

Services in the city centre

Everything is available across BS1, for residents, managing agents and the businesses along the harbour. Out-of-hours attendance carries no premium, which matters more here than anywhere else we work.

Not sure which you need? Describe what’s happening on the phone and we’ll tell you — including when the answer is that you need a pump engineer rather than us.

CITY CENTER QUESTIONS

What people in BS1 ask us

My flat has a pump or macerator. Is that even a drainage job?

Partly. The first thing to establish is whether there’s a blockage at all or whether the pump has simply stopped — and those need different people.

If the run is blocked, that’s us. If the fault is mechanical, such as a failed float switch or a burnt-out pump, that’s usually a pump engineer rather than a drainage company. We’ll tell you which it is rather than charge you to find out slowly.

Harder to answer here than anywhere else in Bristol, which is exactly why it’s worth establishing before money moves. A forty-flat block with commercial units, a freeholder, a managing agent and forty leases has a lot of places for responsibility to hide.

Where a run serves multiple properties it may well be a lateral drain and Wessex Water’s responsibility rather than the block’s. Tracing the run gives you the physical facts, and a written report an agent or freeholder can act on. The full guide is here.

Common in mixed-use buildings, where ground-floor kitchens share stacks and runs with the flats above. A grease blockage downstairs becomes everyone’s problem upstairs.

A survey establishes where the build-up is and which direction it’s coming from, and you keep the footage — which is what turns a neighbour dispute into something a managing agent can act on. Long term, the answer is scheduled jetting on the commercial line.

Yes, at no premium. In BS1 that matters more than usual — a bar can’t close mid-service and residents can’t have a plant room opened at 8pm on a Saturday either.

Early morning before opening is when most of our commercial work here happens.

Normal for the city centre and it doesn’t stop us — but it’s much easier planned than discovered.

Tell us when you call how we get in: concierge, key safe, gate code, loading window, or which entrance the plant room is behind. For managed blocks we’re happy to arrange access with the agent directly.

Quite possibly, and it’s worth checking before instructing anyone. New-build blocks under ten years old usually carry a structural warranty, and drainage defects arising from installation may fall under it.

Blockages caused by what’s been put down the system generally won’t — wipes in a macerator are not a build defect. A survey distinguishes the two, which is useful either way.

Because pumped systems fail differently from gravity drains. A gravity drain gets gradually slower and then blocks, so you get weeks of warning. A pump either works or it doesn’t.

It’s also the lowest point in the building, so when anything goes wrong upstream, that flat finds out first. That’s position rather than any fault with your own pipework.

Yes. This page covers BS1 broadly — Harbourside, Wapping Wharf, Redcliffe, the Old City, Broadmead, Temple Quay, Old Market, St Philips and Spike Island. Clifton and Hotwells are next door and also covered.

Blocked drain in the city centre?

Tell us the building, whether the flat is below ground level, whether there’s a pump, and how we get in. Those four things tell us almost everything we need before we set off.
