CCTV Drain Surveys Bristol – See Exactly What's in Your Pipes
There’s only so much you can tell about a drain from the outside. Water backing up, a persistent smell, a patch of grass that’s greener than the rest — all of these point to something going on underground, but without a camera, you’re guessing. Our CCTV drain surveys take the guesswork out of it.
We put a high-definition waterproof camera into your drain system and film what we find. You get a coded report, video footage and clear recommendations — all in plain English. It usually takes under an hour for a typical domestic property.

Great Job by them, I had a slow draining kitchen sink, that refused to be fixed by me. I called Flow Sure Drains, and it looked like it was going to defeat him as well, but Tony refused to give up and with some detective work figured out the issue, despite me giving him incorrect information, given to me by a company I paid 5 years ago to survey my drain system, on which inspection cover was Surface water and which was foul water. Turns out both were foul water! So thank you for giving upPosted on Google Russell JonesTrustindex verifies that the original source of the review is Google. Fantastic service. When Do You Actually Need a CCTV Drain Survey?
- You're buying a property — the building survey doesn't check the drains, and a drain problem discovered after completion is expensive
- The same drain keeps blocking, even after being cleared — there's usually a structural reason
- You've had flooding after heavy rain and don't know why
- You're planning an extension and need a build-over survey for Wessex Water or the council
- Your insurer is asking for evidence of drain condition following a subsidence or flooding claim
- You're a landlord or managing agent who needs to document drain condition at the start or end of a tenancy
- You've seen rats or other rodents — they often enter properties through cracked drain runs
What Our Bristol CCTV Drain Survey Includes
- A full recorded inspection of all accessible drain runs
- Defects coded to WRc/MSCC standard — the format accepted by insurers, surveyors, local authorities and Wessex Water
- A sonde locator trace where needed, so we can pinpoint defect locations and depths above ground
- A written PDF report with still images, defect descriptions, location data and repair recommendations
- Same-day video share (report usually the following day for complex sites)
- A plain-English summary on site so you understand what we've found before we leave
- Quotes for any recommended remedial work, with no obligation
Who We Do CCTV Surveys For
Homebuyers
We offer a Homebuyer CCTV survey that tells you the condition of the drains before you exchange. We include a risk rating, life-expectancy notes for the different pipe materials (clay is common in Victorian and Edwardian Bristol terraces; plastic in anything post-1970), and costed repair options if problems are found. We work quickly to avoid holding up conveyancing.
Landlords and Letting Agents
Insurance Claims
Build-Over Surveys
Planning to build an extension over or near a public sewer? Wessex Water will typically require a pre- and post-build CCTV survey with a mapped plan of the drain run and depth data. We produce the report in the format they expect.
Commercial Properties
Restaurants, pubs, offices and HMOs all have higher drain demands than domestic properties. Grease and waste build up faster, and the consequences of a blocked drain in a commercial setting are more serious. We survey commercial systems and can set up planned preventative maintenance programmes too.
What We Find in Bristol Drains
Root Ingress
Bristol has a lot of mature trees, and clay-jointed drain pipes — standard in anything built before the 1970s — are particularly vulnerable. Roots enter through the joints and grow inside the pipe. We see this regularly in Clifton, Redland, Bishopston and Cotham. It needs cutting and usually some form of lining to prevent regrowth.
Displaced and Cracked Joints
Ground movement, frost, and just the passage of time cause joints to move. A displaced joint means the pipe sections no longer line up cleanly, waste catches on the step, and the joint gap allows root ingress and ground water. We code this precisely so you know whether it needs patching, lining or excavation.
Scale, Fat and Silt
Commercial kitchens and older domestic properties often have significant fat and scale deposits that have reduced the effective bore of the pipe significantly. On a camera survey you can see this clearly — it looks like a pipe that’s been narrowed from the inside.
Cracked or Collapsed Pipe
Structural failure is less common but not rare, particularly in very old clay pipes under driveways or on gradients. A collapse means waste can’t flow past the failure point and the pipe needs repairing or replacing. CCTV tells us exactly where it is and how bad it is.
Misconnections
Appliances or fixtures connected to the wrong drain — for example, a washing machine outlet connected to a surface water run — are a misconnection. We flag these as they’re a regulatory issue and can cause environmental problems.

A live video of the inside of your drains with timestamped footage, still images, defect locations and depths, flow direction, and a clear pass/fail summary. You’ll get a written report with mapped runs, recommendations, and repair priorities.
If the pipe is blocked with debris, we’ll jet it first so the camera can see clearly. If it’s just partially silted, we can usually survey through it.
Yes. We use a sonde transmitter in the camera head and a surface locator to trace drain runs and find buried chambers even when there are no plans.
Yes — we show you the live feed on site, and the video is included in the report we send you.
FAQ’s
FAQs — CCTV Drain Surveys Bristol
1) What does a CCTV drain survey actually show me?
A live video of the inside of your drains with timestamped footage, still images, defect locations and depths, flow direction, and a clear pass/fail summary. You’ll get a written report with mapped runs, recommendations, and repair priorities.
2) When do I need a CCTV drain survey instead of just unblocking?
If the blockage keeps returning, you’ve had smells or flooding after rain, are buying/selling a property, planning a build-over or extension, or an insurer/landlord has asked for evidence.
3) What deliverables do I receive after the survey?
HD video files, still photos, a PDF report with defect codes, a plan of the system, depth/location data from the sonde locator, and a plain-English summary with quotes for any remedial works.
4) Do you follow a recognised reporting standard?
Yes—defects are coded to WRc/MSCC standards so insurers, surveyors and local authorities accept the findings.
5) Can you survey all pipe sizes?
For homes and small sites we use push-rod cameras (typically 32–150 mm).
6) How do you pinpoint where a defect is from the video?
Each camera has a sonde transmitter; we trace it above ground with a locator to record exact position and depth—useful for precise, minimal digging or targeted lining.
7) Will you clear the line first if it’s blocked so you can survey properly?
Yes—if the pipe isn’t clear, we’ll HPWJ (high-pressure water jet) to clean to full bore, then re-survey so the results are accurate and the video is usable for approvals or claims.
8) I’m buying a house in Bristol—do you do Homebuyer drain surveys?
Absolutely. We provide a Homebuyer CCTV survey with a risk rating, life-expectancy notes for clay vs plastic sections, and costed options if issues are found—delivered fast so you don’t hold up conveyancing.
9) Do you handle build-over/extension surveys for the council or Wessex Water?
Yes—pre- and post-build CCTV surveys with maps, depths, and WRc coding suitable for build-over agreements and adoption checks. We align the report to what the authority or Wessex Water expects.
10) Can you find drain routes I can’t see on old plans?
Yes—sonde tracing, dye tests, and where needed smoke testing will map unknown runs, locate buried chambers, and confirm which line connects to which outlet.
11) What if you find roots, cracks, or a displaced joint?
Your report will include photos, location, depth and severity, plus fix options: local patch repair, full-length lining, root cutting and re-survey, or targeted excavation if structural failure is severe.
12) How fast will I get the report?
For typical domestic surveys we aim for same-day video share and next-day PDF report. Complex/commercial sites may need longer; we’ll tell you on arrival.
13) Is a CCTV survey messy or disruptive?
No. We work via existing chambers. We use floor protection, isolate water where necessary, clean down after, and leave everything as we found it.
14) Do you survey rainwater drains and gullies as well as foul lines?
Yes—foul and surface water lines, including driveway/roof gullies, soakaways and ACO channels. We’ll flag any misconnections (e.g., appliances wrongly discharging to surface water).
15) Can the survey help with insurance claims?
Yes—insurers expect WRc-coded evidence with precise locations and photos. We supply exactly that and can provide a contractor’s quote and a post-repair sign-off survey.
16) What if there’s no easy access to the drains?
We’ll locate or expose the nearest viable access point, or create a temporary one if required, then reinstate neatly. We’ll explain this on site before we start.
17) Do you cover the whole of Bristol and nearby?
Yes—BS1–BS16, BS20–BS21, BS30–BS31, BS32–BS37, plus Portishead, Clevedon, Nailsea, Keynsham, Thornbury, Yate, Bradley Stoke, Chepstow and surrounding areas—same-day where possible.
18) What qualifies your engineers to report on my drains?
Our surveyors are experienced drainage engineers trained in WRc/MSCC coding, HPWJ, sonde location and confined-space awareness, with calibrated equipment and documented procedures.
19) Will you show me the footage during the visit?
Yes—live on screen while we’re there, with key frames saved into the report. You’ll see what we see before we leave.
20) Can you return to verify repairs after another contractor has worked on the drain?
Yes—post-repair/post-lining sign-off surveys with before/after evidence, updated mapping and a clean bill of health if it passes.
21) How do I prepare for a survey visit?
Clear access to chambers if you can, keep a parking spot near the line to be surveyed, and avoid heavy water use for the hour we’re testing. We’ll handle everything else.
22) Do you charge a call-out fee for CCTV surveys?
No call-out fee. We agree a fixed price on arrival once we’ve confirmed the scope. If the line needs jet cleaning first, we’ll price that clearly before proceeding.
23) Can you coordinate with my builder, surveyor or managing agent?
Yes—send their contact details and we’ll brief them directly, share plans and video links, and align the survey to their requirements.
24) What problems do you see most often in Bristol drains?
On older stock: root ingress at clay joints, displaced collars, interceptor traps holding silt, and scale lips that snag wipes. On newer systems: poor falls, debris in new builds, and misconnections.
25) How do I book a CCTV drain survey today?
Call 0117 427 4565 or email admin@flowsuredrains.co.uk with your postcode, a short description, and any deadlines (homebuyer, build-over, insurance). We’ll confirm the earliest arrival window.
